LAKEROCK II
Building on the success of its first vehicle, Swiss asset manager LakeRock Capital has announced the first closing of LakeRock II, its second fund dedicated to high-end residential real estate in Switzerland. The subscription period began last May, and the fund follows the same investment strategy as its predecessor.

Three Times Larger Than Its Predecessor

The oversubscribed capital raise for LakeRock II SCmPC brings the vehicle’s deployment capacity to nearly CHF 300 million—three times the size of the first vehicle. More than 70 private investors, high-net-worth families and family offices are participating in LakeRock II, significantly broadening the investor base, with an average investment ticket twice that of the first fund.

The investor base also includes several recognised Swiss real estate professionals who have chosen to invest directly in the FINMA-regulated vehicle.

The fund’s strategy remains focused on short-cycle real estate transactions using a property trading approach: acquiring assets in need of renovation or plots already benefiting from a legally binding building permit. This selection process reduces planning-related risk, allows construction work to begin immediately and accelerates both value creation and resale over the short term.

These investors, whose selection processes and transparency requirements meet institutional standards, demonstrate their confidence in LakeRock Capital’s strategy, underpinned by the strong track record and expertise developed through the execution of its first vehicle. This confidence is also reflected in the high reinvestment rate: 80% of investors in the group’s first vehicle have reinvested in LakeRock II.

“In a low-interest-rate environment, investors are seeking both returns and capital protection. We offer a Swiss franc-denominated investment with double-digit return expectations, supported by a strong track record and backed by tangible real estate assets. The strength of the Swiss franc, the resilience of the high-end residential market and the scarcity of supply currently create a particularly favourable environment for our investment strategy,” says Léonard Cohen, Co-Founder of LakeRock Capital.

Structured according to a private equity model, the fund operates through successive capital calls as acquisitions are completed and distributes disposal proceeds on a project-by-project basis. Capital is deployed rapidly over an estimated investment period of approximately two years, followed by a similar period during which the assets are sold and proceeds distributed to investors—ensuring swift execution and rigorous control of timelines.

In-Depth Sector Expertise Driving Value Creation

The Swiss high-end residential segment continues to benefit from particularly favourable market dynamics. Historically, it has proved more resilient in terms of valuations, with steady price appreciation supported by structurally limited supply and strong demand from both Swiss and international buyers.

This second vehicle continues the strategy developed by LakeRock Capital, focusing on premium residential projects located throughout the Lake Geneva region and the Swiss Alps, encompassing both renovation and development opportunities.

More Than CHF 30 Million Already Committed

The fund is now entering its active investment phase with the acquisition of its first three properties, representing more than CHF 30 million. Two acquisitions involve residential properties to be renovated, while the third concerns a plot benefiting from a legally binding building permit for the construction of a luxury villa in Cologny.

These initial transactions were selected for their potential to generate value over short investment cycles, as well as their ability to meet growing demand for turnkey residential properties in a market where supply remains limited.

“In addition to these first acquisitions, we have a particularly strong pipeline representing more than CHF 500 million in identified opportunities involving properties with legally binding building permits and assets requiring renovation. The expansion of our team across the key functions of acquisition, project management and legal structuring gives us the capacity to bring these opportunities to fruition while maintaining the investment discipline that made our first vehicle successful,” concludes Alexandre Costa, Co-Founder of LakeRock Capital.
